The True Cost of Selling FSBO in Maryland

What you save in commission might cost you far more in time, stress, and bottom-line dollars.

Selling your home on your own might sound like a smart way to avoid commission fees. After all, how hard can it be to snap a few photos, post online, and hand over the keys, right?

Not quite.

In Maryland, FSBO (For Sale By Owner) transactions often cost sellers more in lost equity, time, and risk than they ever save in fees. Before you decide to go solo, let’s break down the real math and the hidden costs you may not see coming.

1. You’re Likely Leaving Money on the Table

According to the National Association of Realtors, homes sold with an agent sell for 13% more on average than FSBO listings. Why? Because agents understand pricing strategy, negotiation psychology, and how to market to serious, qualified buyers.

In competitive markets like Howard County or Anne Arundel, underpricing (or overpricing) by even $10K–$20K can mean weeks on the market, multiple price drops, or attracting the wrong buyer pool.

What looks like “saving 3%” could cost you tens of thousands in final sale price.

2. You’re the Marketer, Negotiator, and Legal Team

Selling a home isn’t just about putting up a “For Sale” sign. It involves:

  • High-quality marketing (photos, video, online exposure)

  • Managing showings and screening buyers

  • Negotiating offers, inspections, and contingencies

  • Coordinating appraisals, lenders, and title companies

  • Navigating legal disclosures and deadlines

And in Maryland, contract laws are specific. One missed addendum, one disclosure error, or one late delivery can mean deal fallout or legal risk.

Unless you’re a seasoned real estate pro, you may find yourself Googling "What is a buyer's inspection addendum?" at midnight with a deadline looming.

3. You’ll Likely Still Pay a Buyer’s Agent Commission

Even if you're selling FSBO, most buyers will come with an agent and that agent expects to be compensated.

That means you’ll likely pay 2.5% to 3% commission anyway, but without the benefit of having your own advocate protecting your interests in the deal. And trust us the buyer’s agent is not there to represent you.

4. Exposure Is Limited and So Is Buyer Confidence

Listing your home on Zillow or Craigslist doesn’t guarantee qualified traffic. Without the MLS and agent connections, you’re missing out on:

  • Buyers actively working with Realtors

  • Relocation clients moving into Baltimore, Harford, or Carroll County

  • Pre-qualified buyers with serious financing in place

Plus, some buyers are hesitant to trust a FSBO deal worried about overpricing, legal risks, or an emotional seller.

5. Time = Money (and Stress)

Managing your own sale isn’t a part-time task. Between calls, showings, paperwork, and negotiations, FSBO sellers often spend dozens of hours on tasks an agent would handle. That’s time you could spend planning your next move or just living your life.

Add in the emotional weight of selling your own home, and it's easy to make impulsive decisions or accept less-than-ideal terms just to get it over with.
